SOARING VIEW CABIN GUIDELINES Welcome to our retreat in the mountains! We kindly ask that you treat our home with the same care and respect you would your own. CHECK-IN Maximum Occupancy: 20 Guests Check-in: After 4:00 PM Checkout: Before 10:00 AM Self Check-in with Keypad We want to ensure your stay is as comfortable as possible! While we aren't able to accommodate early check-ins or late checkouts due to our thorough cleaning process, which typically takes approximately 4 hours, we're always here to help make your experience memorable. If the cabin is available the night before your arrival, we'll happily let you know in the morning, extending an invitation for you to check in early and start your getaway even sooner! House Rules: Quiet Hours: 10:00 PM - 7:00 AM NO SMOKING or vaping inside the cabin! NO PETS! Our resort lacks green spaces suitable for pets. With cabins nestled on mountain cliffs, there's no designated area for animals. An extra cleaning fee will be charged if an outside security camera detects an animal. NUMBER OF GUESTS: The maximum occupancy of the cabin is 20 guests. Guests must be at least 25 years old to book and stay in the cabin. No parties allowed. TRASH: Our cabin offers 6 garbage container that are locked within bear-proof bins. Your cleaning fee includes one trash pickup at checkout. If you have additional trash that goes beyond the capacity we offer, please drop it off at Sevier County Trash Depot free of charge. Alternatively, if you require our cleaning team to pick up the extra trash, a $50 charge will apply for their time. GRILL: We are thrilled to offer a propane grill on the main level deck. Utensils and a scraper are located inside the kitchen cabinets. When grilling, please abide by the following grill rules: 1) Always use aluminum foil with food 2) Turn off the gas when done grilling 3) Scrape the grill 4) Wait for grill to cool off 5) Cover the grill Any excessive messes left in the grill area may result in additional cleaning fees at the discretion of the owner. POOL: Our indoor pool's temperature is maintained at a temperature between 78°F and 82°F for sanitary reasons, as per regulations. Tampering with pool equipment (heater, pump, filter) is strictly prohibited. We kindly request that no food or drink be brought in to the pool room. Children must be supervised by an adult at all times. Any contamination of the pool resulting from fecal matter, spills or the addition of unauthorized products to the water will incur a cleaning fee of up to $500. We appreciate your cooperation in ensuring the cleanliness and integrity of our pool facilities for everyone's enjoyment. For safety reasons, the pool room door must remain closed and has an automated lock. The lock will automatically close 30 seconds after being unlocked. HOT TUB: The hot tub on the patio is thoroughly drained and cleaned after each guest. TVs: Our cabin features 9 smart TVs, each equipped with standard streaming apps. Please bring your own streaming logins as no local cable is not provided. Additionally, several streaming TV channels are available via The Roku Channel and the Tubi app. CLEANING FEE: Your cleaning fee covers various services, including cleaning the entire 4800 sq ft cabin, pool maintenance, hot tub sanitation, trash disposal, unexpected maintenance, and a starter pack of essentials. Please bring additional supplies as needed. TOWELS: Fresh linens and towels are provided, including a limited number of pool towels. Additional pool towels are recommended for larger groups. Electric fireplace: Please turn off when not in use. REFUNDS: We understand that unexpected situations like power outages, weather events, and other uncontrollable factors can happen. Unfortunately, we're unable to offer refunds in these cases. Similarly, refunds can't be issued if they fall outside the cancellation window agreed upon at the time of booking. We encourage you to review our cancellation policy carefully and consider travel insurance for added peace of mind. Thank you for your understanding!. AIR CONDITIONING: Due to the unusually hot weather, the air conditioning on the top floor may struggle to cope with the high outdoor temperatures, especially with larger groups, cooking activities, and frequent door openings. To ensure the AC units function effectively, we've set a minimum temperature of 70 degrees. While we anticipate the cabin will stay cool during your stay, we've placed two additional floor fans in the living room for your convenience. Additionally, keeping doors closed will assist in maintaining a cooler indoor environment. WELL SYSTEM: We'd like to inform you that our property is on a well system. As such, water pressure and capacity can be affected if all the water systems (6 showers, laundry, dishwasher, etc.) are used simultaneously. To ensure a steady supply of water for everyone, please try to stagger your water usage when possible. BEARS: Bear sightings are common in the Smokies, and you may see a bear around the cabin and in the resort. Please do not approach them, leave food outside, and always keep the door locked. Visit BearWise org for tips for bears and other wildlife. The Guidebook also includes safety tips when staying at our cabin. DAMAGE: Guests are responsible for any damage caused during their stay. Charges will apply for repairs and clean-up. HOST'S LIABILITY: Guests indemnify the host against any claims of injury or property damage arising from the use of the premises. SECURITY CAMERAS Our property is equipped with one exterior Ring Flood light camera that faces the driveway. This camera is actively recording video and audio.
